Roswell occupies a different niche in North Fulton than Milton or Alpharetta. Where those markets are defined largely by newer development, Roswell built its reputation over decades — a walkable historic downtown along Canton Street, the Chattahoochee River trail system, and an architecturally diverse mix of mid-century ranches, Victorians, and traditional executive homes dating back to the 1960s through 1980s. That history is part of the appeal, but it also creates a specific opportunity for custom builders: much of Roswell's housing stock is genuinely dated relative to what buyers want today.

What the Roswell Market Looks Like Right Now

Roswell's median home price has been running in the $600,000–$660,000 range through 2026, up modestly year over year, with inventory improving compared to the tighter conditions of 2024–2025. That's the broad market. The luxury segment tells a more specific story: established, gated communities like Nesbit Lakes and Sentinel on the River have carried median prices above $1 million, and premium properties above $1 million have continued seeing steady 3–5% appreciation even as the rest of the market has moderated to more sustainable, single-digit growth. Limited luxury inventory in Roswell's most established neighborhoods is a big part of why that segment has held up differently than the market as a whole.
